Historically, this was and still is the most common contract type in the construction industry. This type of contract consists of an owner acquiring a design team to prepare a full set of tender documents including drawings and specifications. These documents would be provided to us in order to prepare a lump sum fixed quote for the completion of the entire project including all aspects of the construction. This format allows the owner to have a fixed project cost prior to awarding the contract.
Construction management has recently become more common in the industry. In this situation an owner may choose to select a design team and construction team at the same time, both of which would be under separate contracts and paid directly by the owner. This methodology allows the general contractor to provide input during the design stage such as cost analysis and comparisons, construction methods used, and other expert advice resulting in a well thought out, cost effective design of your construction project. In this scenario we would be paid either a pre-determined and agreed upon management fee, a percentage of the construction cost, or possibly a combination of the two, all of which are in addition to the actual cost of construction which can be priced as a lump sum amount or completed on a time and material basis. Due to our excellent reputation with clients, sub-contractors, and consultants, approximately 50% of our workload is completed under a construction management agreement.
A project management agreement is very similar to Construction Management but in this case we would be responsible for the acquisition and co-ordination of the design team and the processing of all construction and project documentation such as but not limited to, design team acquisition and coordination, applying and obtaining of a building permit and all other permits required from government and independent bodies, issuing sub-contracts, etc. As a project manager we would also be responsible for all aspects of construction. This method allows the client to have one point of contact for the entire project from the design stage up to building turnover. Project management can be completed as a lump sum fixed price or as a combination of fixed pricing, management fees, and time and material work. To complete this type of project the client would need to provide us with a performance specification for the building such as, size of building, special features requested, projected occupant load, quantity and size of rooms along with basic occupancy requirements, etc. We would then be responsible to complete a detailed design based on the provided requirements.
Design build provides an owner an upfront cost to construct, can result in expediting a construction schedule but also limits the owner’s involvement during the design stage. To complete this type of project the client would need to provide us with a performance specification for the building such as, size of building, special features requested, projected occupant load, quantity and size of rooms along with basic occupancy requirements, etc. At this point we would provide a quote that includes both the design and construction of the project based on the performance specification provided.
LEED accredited buildings are designed to be energy efficient, green buildings. There are different levels of LEED accreditation but all require proper planning and a cohesive construction team to maximize energy efficiencies and material procurement to meet the LEED requirements.
Pre-engineered is a type of structure that can be used, when specified or requested, in the construction process. Our pre-engineered steel buildings are designed and manufactured by Behlen Industries, the largest manufacturer of steel buildings in Canada. These buildings allow for very efficient steel designs minimizing steel sizing and weight while allowing flexibility with roofing, exterior wall coverings, architectural features being incorporated into the building. Pre-engineered steel buildings are quick and efficient to erect maximizing budget efficiencies and minimizing project schedules.
